Staging is an important step that many homeowners and agents skip. I always prefer to have homes professionally staged to show your home in the best possible manner. Buyers have a different viewpoint when they are looking at your home and you want them to perceive themselves living in your house. That is what a good stager does. They make the home so that the buyer feels like they can see themselves living there. This step is very important.
Good photography is critical to getting showings. I have had many buyers tell me that they don't want to see the homes that have bad photos online. This means that the online photos are really the "first showing" for the buyers. They will walk away from a home that has bad photos.
I am a professional photographer, specifically when it comes to shooting homes. I shoot my own listings as well as several other agent's listings. These photos on this page are photos that I took. There are several definitions of what is a virtual tour. I have had so many comments on those 360 degree photos that you can't tell what the room is, or where it is going, and how useless they are. I don't believe in those types of spinning room photos. What I do believe in is taking several high-quality photos of each room and putting them into a video slide-show. This sample slide-show has had great reviews from potential buyers. I had one fellow agent tell me that his $1.8M listing sold in 2 months BECAUSE of the virtual tour. The buyer saw it online and fell in love with the home and bought it.
Once the staging, photos, and virtual tour are done, this is where I get to work. Of course I'll enter your home into the MLS system, and that also populates broker sites such as REALTOR.com, REMAX.com and RESULTS.net and others as well. But I also place your home on 40+ other websites. This includes Trulia, Zillow, Craigslist, and many other sites. Now I know the chances of selling your home on one of these other websites is small, but I want to cover the bases, all the bases.
